Modular Residential Construction & Serial RefurbishmentImplementation Management for Institutional Residential Portfolios

Institutional residential portfolios face the challenge of delivering serial refurbishment programmes as well as modular new-build or extension measures within short timeframes, under significant cost and regulatory pressure, and often in occupied buildings.

The success of such programmes depends less on individual design solutions and more on professional implementation management that ensures structure, accountability and effective control across all parties involved.

We act as an independent implementation manager for serial refurbishment and modular residential construction programmes. Our focus is on the clear definition of the technical, commercial and organisational scope, the selection of high-performing general contractors as well as modular and system providers, and the consistent management of costs, schedules, quality and interfaces. Contractor selection is carried out through structured competitive or “beauty contest” procedures, assessing not only price but, in particular, implementation capability, capacity, process quality, tenant communication concepts and risk management.

During implementation, we act as the central control and coordination interface between the client, executing contractors, planners, tenants and other stakeholders. Through close monitoring, active escalation and decision management, and structured preparation of acceptance processes, we ensure that measures are delivered in a predictable, efficient and contract-compliant manner.
